Broad & Spruce Streets Overbuild Feasibility Study
Prepared for the Philadelphia Industrial Development Corporation (PIDC), the feasibility study and its associated five months of research presented alternatives for developing a 25-story tower above the Wilma Theater and adjacent parking lot. The primary design goals were to fill the missing mid-block sidewalk edge along Broad Street’s Avenue of the Arts, create a sky lobby to enhance Wilma Theater operations, and present scenic vistas along the avenue. Design options included a vertical garden, lightweight glass and metal exterior, and sustainability features. Schematic designs, probable costs, and constructability estimates were presented to PIDC.
